Visiting a sales centre should be an informative experience, especially if you are truly interested in the Developer’s homes. The person responsible for making this experience a good one is the sales representative at the presentation centre. Some are quite good and full of information, others not so good. Before you start your house shopping, here are some items to consider:
- Know what you are looking for i.e.: type, size, bedrooms, bathrooms.
- What price range are you looking to be in?
- Getting pre-approved for a mortgage would be helpful to determine your price limits.
- Be prepared to know what’s out there by reading real estate books, newspapers, web-sites, blogs, and discussions with friends.
Here’s a brief overview of what you should be looking for when visiting a Presentation Centre:
- When they ask you to register, register. After all, if they are offering a new incentive, you’ll want to know about it
- Make sure you get the big picture information on the project
- Location information
- Beaches, schools, restaurants, shops, hospitals etc.
- Current and Future Neighbouring land use
- Are they several phases in the project? Which phase are they in now?
- Make sure you get a full package brochure
- Site Plan, Features & Finishes, Floor Plans, Options
- Financing opportunities
- Prices – sticker price and price per square foot
- Do they have any visuals to assist you in placing you in one of their homes
- Television renderings
- Digital imaging renderings
- How long will it take to build?
- Ask about their Warranty
- Ask about other projects that they have completed
- Make sure you know what is included and what is not included in the price
- If they have a show-home, make sure you know what is “standard” versus what is “upgraded”
- Are they offering any promotions?
- Testimonials – do they offer purchaser testimonials of other people that bought
- Shop other projects and COMPARE!
